Every year, we sit down with dozens of homeowners collecting their keys for the very first time — bright-eyed, Pinterest board ready, and full of ideas. And every year, we notice the same handful of things trip people up before the design process even properly begins.

None of these are dealbreakers. But knowing them upfront can save you weeks of back-and-forth, and a fair bit of ringgit too. Here's what our design team wants every new homeowner to know.

1. "We'll figure it out along the way" isn't a plan

A lot of first-time homeowners come to us without a clear idea of how they actually live — do you cook a lot of wet dishes that need a separate wet kitchen? Do your parents visit often and need a more accessible layout? Is storage for CNY or Raya decorations even in the picture? These small, everyday details shape a layout far more than the Pinterest inspo does. Before your first design meeting, it helps to walk through a typical week in your life and note down what actually matters to you.

2. Not visiting the unit before locking in the layout

Whether it's a new condo handover or an older terrace house you're taking over, walk the space in person before any layout gets finalised. Structural columns, beam positions, and load-bearing walls all affect what's realistically possible — especially if you're dreaming of an open-concept living and dining area. Our team always does a site assessment for exactly this reason, but the earlier you've seen the space yourself, the smoother that conversation goes.

3. Underestimating how much storage a Malaysian household actually needs

Between festive decorations, extra kitchenware for CNY or Raya gatherings, and everyone's random collection of "will use one day" items, Malaysian homes tend to need more built-in storage than most homeowners initially plan for. It's one of the first things we factor into a layout — better to build it in now than regret it later when everything ends up piled on top of the wardrobe.

4. Choosing finishes that look good in showrooms but don't survive our climate

Malaysia's heat and humidity are no joke, and certain popular finishes — raw cement screed, unsealed timber, light-coloured fabrics — can age fast or demand constant upkeep in our weather. A good designer will steer you toward materials that photograph beautifully and hold up to daily Malaysian living, not just one or the other.

5. Buying big-ticket furniture before the layout is confirmed

We've seen it happen — a beautiful sofa or dining set gets bought early, and then the layout has to bend around it instead of the other way round. Measurements matter, but so does sequencing. Let the layout lead, then shop for pieces that fit it, not the reverse.

6. No buffer for what's hiding behind the walls

If you're taking over an older or resale property, budget for the unexpected — ageing wiring, old plumbing, or water damage that only shows up once hacking works begin. A contingency buffer (we usually recommend planning one in) means these surprises slow down your timeline a little, not your entire budget.

7. Picking a designer based on quotation alone

The cheapest quote isn't always the smoothest journey. What matters more is whether your designer actually understands your lifestyle, communicates clearly, and has a track record you can see for yourself. A design-and-build partner you trust makes every decision along the way — big or small — a lot less stressful.
